We have a local and global presence, offering Airbnb management services in numerous cities, including but not limited to Quezon City, Taguig City, Paranque City, Pasig City in Metro Manila, Philippines, and various other locations across Malaysia known for their excellent rental yields.
Your property has the opportunity to be showcased on various platforms, including Airbnb, Booking.com (alongside their partner websites), our proprietary platform, Book with mushROOM, TripAdvisor, Vrbo, and HomeAway (and their affiliated websites).
Nonetheless, the platform selection is contingent on factors such as the property's location, pricing, and distinctive attributes. If a specific platform doesn't align with the property's criteria or isn't well-suited for your target audience, it may not be included in the listing.
With the assistance of our dedicated mushROOM account managers, managing date availability for your property is effortless. You have the flexibility to block or unblock dates as needed. Upon your arrival, your property will be impeccably clean and prepared for your stay. Following your check-out, a mandatory cleaning fee will be applied to your account in preparation for the arrival of your next guests.
Should you choose to conclude your agreement with mushROOM, kindly inform us with a minimum of 45 days' notice. Your listing will be deactivated and handed back to you. Please be aware that you are still responsible for fulfilling all existing bookings or covering the associated cancellation fees should you decide to cancel them.
Remuneration and Fees
Our primary focus is to optimize your rental income to the fullest extent. Our team of seasoned hospitality professionals has meticulously developed an all-encompassing pricing strategy that considers various factors, including city-wide occupancy rates, travel trends, property location, special events, seasonal variations, competitor pricing, and more. With our proficiency, you can trust that your rental property will consistently generate the maximum revenue possible throughout the year.
mushROOM offers an owner-centric approach with a commission-based structure, where we collect a commission for each guest's stay. Supplementary services are available as separate offerings. Our commission rates and pricing structures are market-specific, and there may be an onboarding fee for new properties. In certain markets, we also offer a fixed rent option. Preparing your property for guests with mushROOM is a hassle-free process thanks to our one-time onboarding fee. The specific amount varies based on your property's size, location, and availability. This fee encompasses the expenses associated with professional photography, the creation of your listing on multiple short-term rental platforms, and a visit from one of our team members to ensure your home is adequately equipped for guest hosting. Importantly, the onboarding fee is not billed upfront; instead, it is deducted from your initial month's rental income.
mushROOM typically handles payments automatically after each booking. However, if you opt for monthly payments, your earnings will be processed by the final business day of each calendar month. This approach guarantees that you receive your income promptly and efficiently.
Security
We recognize that safeguarding your property is of utmost importance. Hence, we've implemented rigorous procedures to diligently screen our guests before they stay at your premises. We employ a blend of technology and manual verifications to authenticate guests' identities and verify their trustworthiness based on their past track record. Furthermore, our round-the-clock guest support is available to address any potential concerns that may arise during a guest's stay. With our comprehensive guest screening and safety protocols, you can have full confidence in our ability to maintain the security of your property.
We have robust procedures in place to meticulously screen our guests and prioritize the security of your property. Nevertheless, to further mitigate the risk of damage or theft, we highly recommend removing any valuable items from the property while it's being rented. In the unlikely event that guests do cause damage or engage in theft, our team of issue resolution specialists will collaborate closely with you to facilitate the recovery of any losses, working in conjunction with the platform and the guests involved. If your booking was made through Airbnb, you can benefit from host guarantee coverage at no additional cost. Additionally, property owners who have partnered with mushROOM for more than a year also have the benefit of insurance coverage through our partner service provider.
